Active adult living

Why Sun City Texas?

Sun City Texas is Del Webb’s active-adult community on the northwest side of Georgetown, at the edge of the Texas Hill Country. It opened in 1996 and is an age-restricted community for residents 55 and better, with resort-style amenities, a busy calendar of clubs and activities, and neighbors who are genuinely glad to meet you.

Whether you’re downsizing nearby or relocating from another state, I’ll help you understand the different neighborhoods, home styles, HOA rules, and what everyday life is really like here.

Read the six steps

For buyers

Buying a home, step by step

Buying should feel exciting, not overwhelming. I’ll keep things clear, unhurried, and focused on what matters to you.

  1. Let’s talk

We’ll start with a relaxed conversation about your timing, budget, must-haves, and the lifestyle you want.

  2. Get ready

Connect with a lender for pre-approval, and review and sign a written buyer representation agreement (Texas requires one before touring homes together).

  3. Tour homes

See homes in person or by video if you’re still moving from out of state. I’ll point out what to look for in each neighborhood.

  4. Make an offer

I’ll prepare a well-researched offer and negotiate on your behalf.

  5. Close & move in

From inspections to the closing table, I’ll help keep every deadline on track.
